Alex Gregory, Director of Preconstruction at GH Phipps, blends hands-on field experience with a passion for Lean Construction. Known for turning collaboration into a competitive edge, he leads preconstruction efforts with insight, precision, and a forward-thinking approach that shapes smarter, faster, and more unified project delivery.

A Preconstruction Journey

I began my career in Fort Worth, Texas, with Linbeck.

This forward-thinking company introduced me to Lean Construction principles like target value delivery, collaborative planning, and behavioral alignment early on. I explored various roles, including field supervision and project management, but ultimately found my passion in preconstruction.

Over nearly a decade at Linbeck, I advanced to Team Manager and Preconstruction Manager. A family move brought me to Colorado, where I joined GH Phipps. Aside from a brief time away, I’ve been with the company for about eight years.

GH Phipps has allowed me to grow my career and my team. I’m in a role that fits me well and genuinely love my job. The ability to be a piece of the future here and pass on the gifts the GH Phipps ESOP has given me inspires me every day.

Evolving Preconstruction: From Process to AI

The biggest shift has been in the process—there’s now a stronger push for early collaboration with design partners, which aligns with my approach. Over the past twenty years, that team-based mindset has become central to how we deliver projects. Technology is also reaching a turning point. While traditional methods persist, tools like model-based takeoff are becoming more effective as we learn to use design data and pre-populate models better.

AI is starting to enter the space, too. Early tools like Togal— currently focused on floor plans—show promise. If they evolve to handle full takeoffs, they could significantly reduce manual effort. It’s early, but the momentum is building.

The Estimator’s Evolving Role

Success in preconstruction now depends on a truly teamdriven approach. The old image of a silent estimator working alone no longer fits—especially in delivery models like CM/ GC, IPD, and Design-Build, where collaboration is essential. Technical skills still matter, but strong relationships are just as meaningful. Open communication with owners and close coordination with design teams are key. The real value lies in professionals who can deliver accurate numbers while building trust across the team.

What’s Next for Preconstruction

AI is unquestionably the next significant shift. From takeoffs and bid packaging to solicitation software, it has the potential to transform how we work. While other areas of construction are already adopting AI, preconstruction stands to benefit significantly—especially with continued investment in tools designed specifically for its needs.
